Baltic House Systems modular homes are manufactured in factory facilities, ensuring high product quality thanks to comfortable working conditions.

When production conditions are unstable — too cold or too hot, lacking proper tools and facilities — quality and precision cannot be guaranteed. Paint coatings, sealants, and primers require strict temperature control, cleanliness, and proper lighting, which are nearly impossible to achieve on a construction site.

Therefore, 95% of the work is completed in controlled factory conditions, leaving only module assembly, utility connections, and final finishing on-site.

Production is currently located in Liepāja, on the Baltic Sea coast. This location was chosen strategically, as major Northern European land and sea transport routes pass through the city. Additionally, the Port of Liepāja does not freeze in winter, providing an important logistical advantage.

Production operates according to European standards under the supervision of experienced personnel.

Various interior and exterior solutions are available.

We strive to make every new project unique, aligned with modern needs and environmentally friendly. Ecology plays an important role in the production of our modular homes, as does human living comfort.

We use energy-saving technologies and energy-efficient materials to make our planet cleaner, and we indirectly involve our clients in this process.

Interior Finishing

Interior wall finishing is made from high-quality, natural, and durable materials.

We primarily use softwood species and also offer ash and oak finishes.

Bathroom walls are typically finished with porcelain stoneware or a combination of porcelain stoneware and wood.

For ceilings, we mainly use softwood or Huntonit natural wood fiber boards painted in Norway — 100% natural finishing material without chemical binders.

Floor coverings include high-quality three-layer parquet (pine, ash, oak), quartz vinyl, large-format vinyl flooring, and porcelain stoneware suitable for underfloor heating.

Exterior Finishing

Walls

Grooved thermally modified softwood façade boards with ventilation profiling.
Fastened with A4 class stainless steel screws with double thread.

The façade is treated with Swedish and German manufacturer products such as Auson and Remmers.

Wooden Façade

We use thermally modified wood processed at 160–220°C without chemicals.

Roofing

Flat roofs: built-up bitumen roofing or PVC membrane.

Pitched roofs: 0.6 mm click-lock standing seam metal roofing with anti-condensation coating, as well as natural wooden decking or clay/concrete tiles.

Gutters and snow retention systems are installed on pitched roofs.

Structure and Frame

Homes are built on a reliable and durable frame based on Scandinavian technologies.

Load-bearing GLT frame cross-sections range from 240×240 mm to 240×480 mm (with metal reinforcement in specific cases).

Wall frame: 45×120–195 mm

Roof and floor frame: 45×195–245 mm

Spacing: 600 mm (400 mm in specific areas)

All panels are fastened with galvanized screws — eliminating the “trampoline effect.”

Interfloor slabs use high-quality multilayer GLT panels with a waterproof adhesive system and minimal emissions.

All windows and doors are wooden, made from 82 mm laminated timber with triple-glazed units.

Insulation

The Finnish floor insulation technology works on the principle of a thermos — preserving internal heat rather than heating the structure itself.

Up to 15–20% of heat can escape through the floor if it borders the foundation or ground.

Proper vapor barrier installation is critical. If not airtight, wind removes heat, moisture penetrates insulation, becomes wet, and freezes in winter.

No matter how thick the mineral wool layer is, it will not perform properly if the vapor barrier is not correctly sealed.

If a bathtub is selected, a rain shower system is installed.
